We’ve all heard the real estate adage stressing the importance of “location, location, location,” and it is certainly location that draws so many clients to Metro Offices’ nine centers. Another attraction of our Washington, DC, office spaces is their designation as “Class A” buildings, a distinction we would like to elaborate on.

To enable comparison among office spaces, the Building Owners and Managers Association (BOMA) divides office buildings into three categories: Class A, Class B and Class C. These classifications indicate the ability of a building to attract a certain type of tenant according to average rent, building finishes, amenities, general infrastructure, location and perceived value.

Class A Buildings

Class A buildings, the most coveted buildings in the marketplace, offer a prestigious location and significant square footage in comparison to other area buildings. They commonly feature the newest and most attractive construction, and are maintained by a professional property management company. With a combination of premier amenities, Class A buildings attract the highest quality tenants. Other factors that contribute to a “Class A” designation:

  • High-visibility location
  • Convenient access
  • Modern design features, both in terms of interior furnishings and exterior architectural design
  • Large central lobby
  • High ceilings
  • State-of-the-art elevator, HVAC and wireless technology
  • On-site parking

Class B Buildings

Class B properties offer average to above-average space with quality management and full functionality, located in the suburbs or on the outskirts of important business districts. Such buildings generally were built more than 10 years ago, rent for the average price for the area and may show signs of age-related wear and tear. They do not offer the same high-quality fixtures and finishes as Class A space.

Class C Buildings

These buildings offer functional space at a rental rate below the average for the area. They are typically older than 20 years, located in less desirable areas and in need of renovation. Building architecture, infrastructure and technology are outdated.

Unlike traditional real estate agencies, Metro Offices offers flexible Class A office space at a price that is affordable for businesses of every size – from small start-ups to Fortune 100 companies.
